Get Your Furnace Ready for Winter
New Hampshire winters put a furnace to work for months at a time. A yearly tune-up helps it start reliably, run safely and use fuel efficiently. Courtesy Heating and Cooling maintains natural gas and propane furnaces for homeowners across Southern and Seacoast New Hampshire.

What Our Furnace Tune-Up Includes
Safety checks
- Inspect the heat exchanger area for visible cracks, corrosion or signs of overheating
- Check venting and flue connections, and inspect PVC vent and intake terminations on high-efficiency furnaces
- Test limit switches, pressure switches, rollout switches and flame sensing
- Check gas connections near the furnace for leaks
Performance checks

- Check the igniter and ignition sequence
- Check gas pressure and burner operation
- Inspect the blower motor and wheel; check belts on older units
- Check or replace the air filter
- Clear and test the condensate drain and trap on high-efficiency furnaces
- Test the thermostat and confirm the furnace cycles correctly
When we’re done, we explain what we found and recommend anything that needs attention. Nothing is repaired without your approval.
When to Schedule
Early fall is ideal, before the first cold snap and before the busiest part of the season. If you missed it, a tune-up during winter is still worthwhile, especially if the furnace is running more than usual or making new noises.
Signs Your Furnace Needs Attention
- It takes several tries to light or shuts off soon after starting
- Some rooms are colder than they used to be
- Rumbling, squealing or banging noises
- Higher gas or propane bills without a change in usage
- Water around the base of a high-efficiency furnace
- Your carbon monoxide alarm sounds. If it does, leave the home and call 911 or your gas utility first

Frequently Asked Questions
How often should a furnace be serviced?
Once a year is a good rule, ideally in early fall before heavy use.
Does furnace maintenance help with efficiency?
Clean burners, a clean filter and correct gas pressure help the furnace run as designed. A tune-up also catches worn parts before they fail.
Do you service propane furnaces?
Yes. We maintain both natural gas and propane furnaces.
Why does my high-efficiency furnace have a drain?
High-efficiency furnaces produce condensate that must drain away. A clogged trap or line can shut the furnace off, so we clean and test it during the tune-up.
Is there a maintenance discount?
Yes. We currently offer $50 Off Maintenance. See our special offers page for details.
