Help Your Water Heater Last Longer

A water heater works every day, and most people don’t think about it until it fails. A little maintenance goes a long way: it reduces sediment and scale, helps protect the tank from corrosion and confirms the safety devices work. Courtesy Heating and Cooling maintains tank, tankless and indirect water heaters for homeowners across Southern and Seacoast New Hampshire.

Tank Water Heater Maintenance

  • Flushing the tank to remove sediment that settles at the bottom. Sediment can cause popping noises, reduce efficiency and shorten the tank’s life.
  • Checking the anode rod. This sacrificial rod corrodes so the tank doesn’t. When it’s mostly used up, replacing it can help protect the tank.
  • Testing the temperature and pressure relief valve to make sure it opens and reseats properly.
  • Checking the burner, pilot or igniter and venting on gas and propane models, or the elements and thermostats on electric models.
  • Inspecting connections and valves for leaks or corrosion, and checking the expansion tank if you have one.
  • Checking the temperature setting for comfort, efficiency and scald safety.

Tankless Water Heater Descaling

Minerals in water build up as scale inside a tankless heat exchanger. Scale reduces efficiency and can cause error codes and shutdowns. Descaling circulates a cleaning solution through the unit through its service valves to dissolve that buildup. We also clean the inlet water filter, check venting and combustion air, and review any stored error codes.

Indirect Water Heaters

An indirect tank is heated by your boiler. We check the tank, relief valve, mixing valve if installed, and the boiler-side circulator or zone valve and controls. If you have boiler service with us, we can look at both at the same visit. See boiler maintenance.

How Often?

Many tank water heaters benefit from flushing and an inspection about once a year. Tankless units are often descaled once a year, or more often with hard water. We’ll recommend a schedule based on your water and equipment.

Ask About $50 Off Maintenance

We currently offer $50 Off Maintenance. See our special offers page for details.

Signs Your Water Heater Needs Attention

  • Popping or rumbling sounds while heating
  • Less hot water than you used to get
  • Rusty water or a sulfur smell from hot taps
  • Moisture or rust around the base or fittings
  • Error codes on a tankless unit

If it’s already not working, see water heater repair. If it’s time for a new one, see water heater installation.

Frequently Asked Questions

Why should I flush my water heater?

Flushing removes sediment that settles in the tank. Sediment can make noise, reduce efficiency and contribute to early tank failure.

What is an anode rod?

It’s a metal rod inside the tank that corrodes in place of the tank lining. Checking and replacing it when it’s worn can help protect the tank.

Does a tankless water heater need maintenance?

Yes. Descaling and cleaning the inlet filter help keep a tankless unit running efficiently, especially with hard water.

Can I drain my water heater myself?

Some homeowners do, but it involves hot water and gas or electric shutoffs, and old drain valves can leak. We’re happy to handle it with the rest of the inspection.

Is there a maintenance discount?

Yes. We currently offer $50 Off Maintenance. See our special offers page for details.
