Boiler Maintenance for New Hampshire Homes

Many New Hampshire homes are heated by hot-water or steam boilers feeding baseboard, radiators or radiant floors. Annual maintenance keeps a boiler burning cleanly, protects it from pressure and water problems and lowers the chance of a no-heat call in the middle of winter. Courtesy Heating and Cooling maintains oil and gas boilers for homeowners across Southern and Seacoast New Hampshire.

What Our Boiler Maintenance Includes

Oil-fired boilers

  • Replace the oil filter and nozzle as needed, and service the burner
  • Clean the combustion chamber and flue passages of soot
  • Check the electrodes, ignition and fuel pump pressure
  • Check combustion and adjust the burner

Gas-fired and high-efficiency boilers

  • Inspect and clean the burner and ignition components
  • Check gas pressure and combustion
  • Clean and test the condensate trap and drain on condensing boilers
  • Inspect PVC vent and intake terminations

Every boiler

  • Check system pressure and the expansion tank
  • Inspect the pressure relief valve and look for signs of discharge
  • Check circulator pumps and zone valves
  • Test the low-water cutoff and high-limit controls where installed
  • Inspect the venting, chimney connection and visible piping for leaks or corrosion
  • Check the thermostat and zone operation

When we’re done, we explain what we found and recommend anything that needs attention. Nothing is repaired without your approval.

Steam Boilers

Steam systems need a few extra checks: the water level and sight glass, the pressure control setting and the low-water cutoff. We also look at the main air vents and radiator vents and talk with you about whether the water level should be checked or the system flushed between visits.

Signs Your Boiler Needs Service

  • Some zones or radiators heat poorly or not at all
  • Banging, gurgling or whistling in the boiler or pipes
  • Pressure that climbs high or drops low
  • A dripping relief valve or water around the boiler
  • Soot, smoke or fuel odors around an oil burner

Frequently Asked Questions

How often should a boiler be serviced?

Once a year, ideally before the heating season. Oil-fired boilers in particular benefit from yearly burner service and cleaning.

What pressure should my boiler gauge show?

It depends on your home and system. Many residential hot-water systems run at a modest pressure, but the right range for yours should be confirmed by a technician. If it changes a lot, call us.

Why is my boiler relief valve dripping?

Often from high system pressure, a failing expansion tank or a worn valve. It should be checked promptly.

Is there a maintenance discount?

Yes. We currently offer $50 Off Maintenance. See our special offers page for details.
