Common Water Heater Problems
- No hot water or water that’s only lukewarm
- Hot water runs out quickly
- Leaks from fittings, the relief valve or the tank itself
- Rumbling or popping noises from sediment in the tank
- Rusty or discolored hot water, or a rotten-egg smell
- Pilot light or burner won’t stay lit on gas models
- Error codes or shutdowns on tankless units
How We Diagnose and Repair
We start by finding out what changed: no hot water, not enough, a leak or a noise. Then we check the parts that matter for your type of heater.
Tank water heaters
On gas and propane tanks we check the gas valve, thermocouple or flame sensor, pilot or igniter, burner and venting. On electric tanks we test the heating elements, thermostats and high-limit reset. We also inspect the relief valve, dip tube, anode rod and connections.
Tankless water heaters
Tankless units shut down to protect themselves when something is wrong. We read the error code and check gas supply, venting, the inlet filter, flow sensor, ignition and the heat exchanger. Scale buildup from hard water is a common cause of trouble and can often be cleared by descaling.
Indirect water heaters
If your hot water comes from a tank heated by your boiler, the problem may be in the boiler, its circulator or zone valve, or the tank’s controls. We check the whole loop.
Repair or Replace?
Many problems, like a failed thermocouple, element or valve, are straightforward repairs. A leaking tank, however, usually can’t be repaired and should be replaced. We’ll be clear about which situation you’re in. If replacement makes sense, see water heater installation.
Repair Offers
We currently offer Free Diagnostic With Repair and 15% Off Repairs. See our special offers page for details.
If Your Water Heater Is Leaking
- Turn off the cold water supply valve to the heater.
- Turn off the gas valve, or switch off the breaker for an electric heater.
- Move belongings away from the water and call us.
If you smell gas, leave the home and call your gas utility or 911 first.
Prevent Future Problems
Flushing sediment, checking the anode rod and descaling tankless units help a water heater last. Learn more about water heater maintenance or see all water heater services.
Frequently Asked Questions
Why do I have no hot water?
Common causes include a pilot or ignition problem, a failed gas valve or thermocouple on gas units, a tripped reset or failed element on electric units, or a fault code on a tankless unit. Call us for a diagnosis.
Can a leaking water heater be repaired?
Leaks from fittings or valves can often be repaired. A leak from the tank itself usually means the tank needs to be replaced.
Why does my water heater make popping noises?
Usually sediment at the bottom of the tank. Flushing may help; heavy buildup can shorten the tank’s life.
Do you repair tankless water heaters?
Yes. We diagnose error codes and repair and descale tankless units.
Do you have a repair discount?
Yes. We currently offer Free Diagnostic With Repair and 15% Off Repairs. See our special offers page for details.
